Saving MacFarm

Dear folks,

Anybody wanna buy a farm? Our beautiful 73 acre working farm in the north Georgia mountains is offered at a ridiculously low $800,000 to someone who will continue operating as a working farm and be a good steward of the land. Currently operating as a horse boarding and training facility, it would be great for a family with kids or retiring couple who want to live on a “gentleman’s farm” and look out over the gentle rolling meadows. See website: www.maccarthyfarm.net

Foreclosure on Dec 1 will be delayed again ONLY with a letter of intent from a qualified buyer. We’re looking for a miracle in the bottom of the ninth. Make an offer!

Built over 30 years with tender loving care, the infrastructure alone could not be duplicated for $800,000. Roads, 40 acres of mature fenced pasture, 30 acres of woodlands (90% hardwoods), two barns, stalls, paddocks, training arena, fully operational greenhouse, run-in sheds, cross fencing,....And the property itself is stunning with high pastures, views of NC, TN, GA; several gorgeous homesites, springs, creeks, pond, mature oak grove and hours and hours of walking and riding trail on the property and contiguous land.

The property was appraised at $1.4million in 2006 when we made a real estate investment that got us into this mess. RAW, unimproved land is selling again for $8500/acre, and going up. This would be a great deal for a buy and hold investor or someone looking for conservation easement or working farm tax incentives.

We live on a separate 10 acre tract at the back of the property and would consider a maintenance/operating arrangement with an absentee owner. Or we could become invisible.:)

Please pass along to anyone you think might be interested. Thanks for your consideration. Help save this farm! Look forward to hearing from you.

Life

I never tire of living here. Maybe it is because the mountain is different every day - new views, new people. Was out walking with the dogs this morning, trying to stay focused on being "in the moment" and watching them frolic. Loser...er...Bruiser, gets down low on the ground like a cat and pounces on Scrappy as he comes lumbering around a corner....leaves are still pretty on some of the trees, and the ones on the ground make the most pleasing sound as the dogs barrel through them. The only thing missing is time with our mares, which right now is in short supply.

My almost-daily walks make me realize what is important, and what I truly value. They keep me grounded and make me so grateful for all that is good in my life.

Take time to enjoy what is good in yours, and let the little stuff pass you by. As the daughter of Greg & Lesa Daniel, two valued owners (Antler Lodge) has said: "Let it go; it's not important. No need to linger........" I come back to that quote often.

So Blessed...

This is the kind of day where you are just so happy to be alive and well. Was out clearing the driveway of leaves at Eagle's Nest and Deer Crossing, and while at the latter, I saw a great horned owl silently soaring through the woods. Our neighbor, Luke, came down the drive on his ATV and suggested a great ride for us to take when we get time. I love living in a place where "neighbor" can mean a person you depend on who lives within 5 miles or so. :) We stood there in the glorious sun amid the gently falling leaves and chatted for about 40 minutes. You can't be in too much of a hurry in these parts or you'll miss the best stuff. I guess that's true everywhere. Look for the beauty in the simple things wherever you are! Enjoy!
