Saving MacFarm

Dear folks,

Anybody wanna buy a farm? Our beautiful 73 acre working farm in the north Georgia mountains is offered at a ridiculously low $800,000 to someone who will continue operating as a working farm and be a good steward of the land. Currently operating as a horse boarding and training facility, it would be great for a family with kids or retiring couple who want to live on a “gentleman’s farm” and look out over the gentle rolling meadows. See website: www.maccarthyfarm.net

Foreclosure on Dec 1 will be delayed again ONLY with a letter of intent from a qualified buyer. We’re looking for a miracle in the bottom of the ninth. Make an offer!

Built over 30 years with tender loving care, the infrastructure alone could not be duplicated for $800,000. Roads, 40 acres of mature fenced pasture, 30 acres of woodlands (90% hardwoods), two barns, stalls, paddocks, training arena, fully operational greenhouse, run-in sheds, cross fencing,....And the property itself is stunning with high pastures, views of NC, TN, GA; several gorgeous homesites, springs, creeks, pond, mature oak grove and hours and hours of walking and riding trail on the property and contiguous land.

The property was appraised at $1.4million in 2006 when we made a real estate investment that got us into this mess. RAW, unimproved land is selling again for $8500/acre, and going up. This would be a great deal for a buy and hold investor or someone looking for conservation easement or working farm tax incentives.

We live on a separate 10 acre tract at the back of the property and would consider a maintenance/operating arrangement with an absentee owner. Or we could become invisible.:)

Please pass along to anyone you think might be interested. Thanks for your consideration. Help save this farm! Look forward to hearing from you.
